A partnership brought together through a project converting Grade II listed farm outbuildings into delightful village homes has been so successful both parties are keen to see it blossom further.

Developer Hazelton Homes turned to Oakham-based Moores Estate Agents for help with selling its properties at its Old Hall Farm redevelopment in Cottesmore.

Hazelton Homes, based at Rushton Hall near Kettering, specialises in listed building conversions and bought the Cottesmore plot in 2010, converting a range of farm outbuildings into 12 homes and adding a further 13 neighbouring new-build properties. All have since been sold.

Commercial director Richard Hazelton said: “Times were tough when we started this project but this partnership made it more workable. Moores offered us tremendous flexibility, including aspects such as out-of-hours viewing, and our partnership has been so successful we are keen to work with them in the future.”

Vernon Moore, managing director of Moores, added: “The quality of the work by Hazelton Homes was second to none, making a tremendous difference to our task of selling the properties.

“They captured something of the character of these historic buildings in the heart of a rural village and gave them a fresh breath of life in the modern world.”

Dating back to the 16th century and believed to have been used as stables and a cottage at some point, the Grade II listed outbuildings at the Old Hall Farm had stood derelict for years.

They once belonged to nearby Cottesmore Hall, which was all but destroyed in a fire in 1928 during a refurbishment. The hall was repaired and used for short spells as a home to nuns, and then for wartime evacuees, but was finally demolished in 1974 to make way for new homes in what became Cresswell Drive.

Hazelton Homes successfully incorporated this village heritage in the Old Hall Farm redevelopment, retaining original features such as mullion windows, original exposed timber beams and Collyweston slate roofing wherever possible, creating a new courtyard which brought life to a rundown corner of the village.
