Plan for 400 new homes in Stamford set to be approved
Developers wanting to build 400 homes on land on the outskirts of Stamford look likely to win planning permission next week.
South Kesteven District Council’s development control committee will discuss the plans at a meeting on Tuesday.
Despite receiving 29 letters objecting to the application, planning officers have recommended councillors approve the scheme, known as Stamford West.
Commercial Estates Group wants to develop land between Empingham Road and Tinwell Road, building 400 homes, a 10-acre business park and a neighbourhood centre.
The land was identified for development by the district council in its core strategy, which outlines where housing and business units should be built until 2026. Although the document has not yet been adopted as official policy, council officers have recommended the Stamford West site in order to meet Government housing targets.
Commercial Estates Group planning and development manager Jon Allen said: “This site was identified by the council as the most suitable and sustainable to meet Stamford’s housing and employment needs.
“In addition to delivering community facilities in the west of Stamford and providing significant opportunities for new employment, we will make contributions to education provision and the Empingham Road sports ground.
“The proposals are design-led to integrate with Stamford’s historic setting and also reduce the need to travel through the town centre, as well as incorporating transport improvements and initiatives.”
Following a consultation and two public exhibitions, Commercial Estates Group adapted the plans to feature a mixture of homes, a pedestrian crossing in Empingham Road linking the site to Malcolm Sargent Primary School, and allotments and woodland.
If the plans are approved the developer will have to pay to improve facilities and infrastructure around Stamford under a Section 106 agreement.
A total of £98,708 would go towards education, £31,640 to health services and £18.750 for play equipment on Empingham Road playing fields.
Up to 35 per cent of the homes, or 140, would be classed as affordable housing.
The plans have been faced by strong opposition since they were announced. The South West Approaches Protection Group was formed to protest against developments in that area.
Chairman of the group Robert Conboy intends to outline the objections at the meeting.
He believes the application should not be discussed before the core strategy has been approved as official policy.
Stamford Chamber of Trade and Commerce has also objected, stating a 60-acre site to the east of the town would be a more suitable place to build.
The application will be discussed by district councillors at a meeting at the council chambers in St Peter’s Hill, Grantham, at 1pm on Tuesday.
