A holiday village with lodges and leisure facilities could be built on the edge of Rutland.
Businessman Chris Riddle is preparing to apply for planning permission to develop the 185-acre Woolfox site.
He and his father Colin bought Rutland County Golf Club in April with the intention of redeveloping the site.
